As someone who recently experienced Mason & Fifth Westbourne Park firsthand, I can confidently say it delivers on its innovative promise. The space is effortlessly beautiful, the atmosphere relaxed yet refined, and every detail is designed to support modern, conscious living.

And best of all? Whether you're checking in for a fleeting city break or laying down roots for a month or more, you have full access to the same incredible amenities, cultural events, and design-led surroundings. Plus, the staff are truly welcoming, no stuffiness or over formality, which really leans into experiencing London and this space, as a ‘holiday’ stay and creative experience.


Who Is Mason & Fifth?

Founded in London, Mason & Fifth is a hospitality and lifestyle brand reimagining what it means to experience a city. Their mission is rooted in flexibility, sustainability, and community. From the very beginning, Mason & Fifth set out to create spaces that feel more like thoughtful homes than impersonal hotel rooms, while still offering the services and benefits of elevated hospitality.

 

The journey began in 2020 with the opening of their first property in Bermondsey, a smaller-scale guesthouse that set the tone for the brand's emphasis on wellness, design, and connection. In April 2024, their second outpost in leafy Primrose Hill opened, continuing to attract creatives, professionals, and mindful travellers looking for something more grounded and personal than a traditional hotel stay.

 

With Westbourne Park, Mason & Fifth is scaling up, the impressive building features 332 private studios, thoughtfully designed to support both short and long-term stays. It’s a space where flexibility doesn't mean sacrificing quality or community.

Design-First Living, Rooted in Sustainability

Overlooking Grand Union Canal, step into Mason & Fifth Westbourne Park and you're immediately struck by the sense of calm. The interiors are a masterclass in modern, sustainable design natural light, organic materials, and warm neutral tones create a space that feels both luxurious and lived in. Every corner is curated but never overdone.

 

Design partners like Jay Achillies, Jan Hendzel Studio, and Blast Studio contribute to the handmade, hyper-local aesthetic, producing bespoke furnishings, cabinets, and accessories. In the studios, you’ll find custom chopping boards, minimalist cabinetry, and artisanal ceramics from makers like Westhouse Pottery and Yarn Collective.

 

Design-Led Sleeping

Studios are available in two configurations: those with fully equipped kitchenettes, and the more streamlined “Out & About” studios for guests planning to dine out and explore the local area. I enjoyed the relaxing ambience of the Classic Biggie (A Lot Extra) and was impressed by the spacious size of the room and canal side view. Regardless of layout, each room features a luxury bed with natural linen, a waterfall shower, high-end appliances, and a warm, inviting design scheme. Enjoyable for a night and certainly more than suitable for a longer stay or work trip.

Amenities That Go Beyond the Expected

What truly sets Mason & Fifth apart is its amenity offering. This isn’t just a place to sleep; it’s a holistic lifestyle hub.

 

Guests have access to a state-of-the-art wellness facility, known as The Grounding – beyond impressive when comparing to standard hotel stays. This includes a swimming pool, sauna and steam rooms, cold water therapy showers, and a fully equipped gym. Regular classes range from HIIT and Boxfit to yoga and Mason & Fifth’s own signature ‘Groundwork’ session. Those staying a month or longer receive a personalised one-on-one consultation to help shape their wellness and nutrition goals.

For culture lovers, the Listening Lounge and Cinema offer weekly programming including film screenings, music sessions, and creative workshops. Again, these represent stunning interior design and detailing. The brand has also teamed up with Dazed Club, offering eight emerging creatives a two-month live-in residency to develop and exhibit their work.

One of the standout moments of my stay? Stepping onto the 10th-floor panoramic lounge, where London unfolds in every direction. This serene, design-led space, complete with an outdoor terrace, offers a front-row seat to the city’s ever-changing skyline. Whether you're sipping coffee at sunrise or winding down with a glass of wine as the lights twinkle below, it's an everyday luxury that feels anything but ordinary. A true highlight, no matter how long you’re staying.

Creative Community at the Core

Mason & Fifth isn’t just about creating beautiful places to stay, it’s about building community. The Westbourne Park site includes Meadow, a new workspace concept that will house around 120 creatives, offering flexible membership options from daily hot desks to dedicated workshops. Affordable memberships are also reserved for local charities and community groups.

 

Guests and residents alike are encouraged to engage with Mason & Fifth’s cultural ecosystem, whether it’s through creative classes, offsite adventures like kayaking or wild swimming, or shopping exclusive sustainable homeware collections in collaboration with Colours of Arley, Hoodmor, Goldfinger, and Kana.

 

Later this year, a state-of-the-art music studio will launch in partnership with Seb Glover of FOLD, creating a new home for producers, labels, and emerging artists.

 

Canal Restaurant

And then there’s Canal: the new on-site restaurant and bar concept from the acclaimed team behind Crispin and Bistro Freddie. Set along the water, with outdoor seating perfect for a summer evening, Canal is open to both guests and the public, offering seasonal modern European dishes sourced from local producers. With a fantastic team of staff on hand to help, I was delighted to pop down for a late evening snack and very happily devoured a few dishes including the Layla sourdough & smoked butter, Trombetta courgette, aubergines and a delicious Citrus Margarita. Further delicious standouts include the table cheeseburger, ricotta filled tortellini and chicken, creamed corn, nduja and parsley.

Westbourne Park: The Perfect Base to Explore London

Located in the historic Taxi House building, the new Westbourne Park site couldn’t be better placed. Within walking distance are the canal paths of Little Venice, the vibrant vintage and antique stalls of Golborne Road, and the iconic neighbourhood of Notting Hill.

 

During my stay, I wandered through the pastel-hued streets of Notting Hill, browsed the stalls at Portobello Market, and dipped into nearby independent shops and bakeries. It’s a neighbourhood rich in character, and Mason & Fifth taps into that energy by spotlighting "local heroes" through events and collaborations with area chefs, musicians, and creatives.
